I agree that "tokenizing a house" doesn't make sense for the reasons mentioned... The underlying physical asset is (a) completely under the control of the State and (b) cannot have it's access excluded by token authorization.
But there might be a separate category where it makes some sense, and that's advanced electronics. Think phones, but also cars, vehicles, robots, even perhaps factories. Things that can be credibly "bricked" and made useless based on a digital signal.
Then the token could be used for authenticating access to the device, and would meaningly confer "ownership" in a way that is more direct and State-independent than the house example.
