A Caixa Econômica Federal registrou em Campinas (SP) o aumento de 186,4% no número de imóveis leiloados em 2024 em relação a 2022. As principais causas apontadas por especialistas são a inadimplência e penhora de bens.
O aumento entre 2022 e 2023 foi de 16,9%, mas se tornou mais expressivo no último ano, quando atingiu 169 imóveis leiloados, um crescimento de 144% em 2024. Veja gráfico abaixo.

Tendência de aumento na frequência de leilões
Segundo a Caixa, o crescimento no número de leilões que ocorreu em 2024 foi consequência da “retomada da normalidade do mercado” e o fim da extensão de prazos para pagamentos e de parcelas que eram utilizadas para amenizar as consequências da pandemia da COVID-19.
Ainda assim, o banco reforça que ele possui políticas de negociação e coloca a “tomada do imóvel a última alternativa usada para garantir o retorno do valor emprestado”.
Também informa que os imóveis disponíveis à venda em leilão em cada estado, assim como as exigências e orientações para a participação, constam nos editais de venda que podem ser acessados no site.
Para Guilherme Pecini, dono de uma empresa de leilões, a inadimplência é decorrente do aumento da taxa de juros que ocorreu nos últimos meses. Ele acredita que a tendência é de que a frequência com que os leilões ocorram aumentem nos próximos meses e anos.
Pecini também adverte que adquirir um imóvel em leilão não é tão simples, é preciso estudar o assunto antes de fazer lances, pois “a partir do momento que você arremata, você tem que pagar o valor e posteriormente lavrar a escritura de compra e venda”

'Único bem da família'
Marcos Ferreira Santos conta que tinha um imóvel com duas casas na década de 1990, mas devido a uma dívida trabalhista, ele perdeu uma casa que já estava quitada há anos. A residência que era da família foi leiloada.
“Uma empresa que acabei comprando, fiquei pouco tempo nela. Abracei uma dívida milionária, não recebi um tostão”, lembra.
Na casa moravam a filha e a neta de Marcos. Ele já estava separado da ex-esposa, mas devido um problema jurídico, o juiz decidiu pela penhora e o imóvel foi vendido em leilão. Como consequência, as duas tiveram que sair às presas, e hoje vivem de aluguel.
“Era o único bem da família [...] e ficou por isso mesmo”, diz.

O Papa Francisco teve uma crise isolada de broncoespasmo e apresentou piora no quadro respiratório nesta sexta-feira (28). Ele foi prontamente aspirado e iniciou ventilação mecânica não invasiva, respondendo bem à troca de gases. Permaneceu consciente e colaborou com os procedimentos médicos. A prognose segue reservada.
O broncoespasmo é uma contração involuntária e excessiva dos músculos que envolvem os brônquios, as vias aéreas que levam o ar aos pulmões. Essa contração pode causar o estreitamento dessas vias, dificultando a passagem de ar e levando a sintomas como falta de ar, chiado no peito, tosse e sensação de aperto no tórax. É um sintoma comum em condições como asma, alergias ou infecções respiratórias, mas também pode ser desencadeado por fatores como exercício intenso, exposição a irritantes (como fumaça ou poluição) ou mudanças bruscas de temperatura. Em casos graves, o broncoespasmo pode levar a crises respiratórias sérias, exigindo tratamento médico imediato, como o uso de broncodilatadores.
Segundo o boletim da Sala de Imprensa da Santa Sé, divulgado na noite de 28 de fevereiro, Francisco passou a manhã entre sessões de fisioterapia respiratória e oração na capela. No início da tarde, teve um episódio de vômito com inalação, agravando sua condição respiratória. Ele segue internado há 14 dias no Hospital Gemelli e recebeu a Eucaristia pela manhã.

On this Friday, trying not to think about horrible political things, so I'm scanning and editing some old 35mm negatives from my SE Asia travels in 1987.
Here's one of my faves from a daylong sightseeing boat tour in Vietnam that cost about $8 at the time. This was the lunch spread for the roughly 15 tourists on the boat that day.
There was a separate dessert spread after that!
Memorable doesn't even begin to describe it.
